City Adds New Builder To Construction of Subdivision

The City of Concordia, CloudCorp, and JR & Sons General Contracting Inc. have
entered into a new builder agreement with Rural Development Group to expand the Concordia Moderate Income Housing (MIH) Program through the construction of new homes in the St. Joseph Subdivision.
Rural Development Group is a regional developer with a track record of successful moderate income housing projects in Clay Center, Minneapolis, and Beloit. Over the last two years, Rural Development Group has built 15 homes and will be starting four new homes in Minneapolis in July.
Under the agreement, Rural Development Group will construct four new MIH homes along Highland Drive within the subdivision. JR & Sons will continue development of the remaining interior lots under an existing builder agreement with the City and CloudCorp.
All four homes will feature three bedrooms, two baths, an attached two car garage, concrete reinforced storm shelter, and a total of 1,886 square feet including the garage, according to Austin Gillard, Managing Partner of Rural Development Group. Homebuyers must meet moderate income eligibility requirements established by the U.S. Department of Housing and Urban Development, which encompass a range of household sizes and incomes.
“We look forward to working with future homebuyers! Purchasers of our homes will have the ability to pick from more than 40 options for exterior and interior features,” said Gillard.

As the general contractor of the St. Joseph project, JR & Sons has built and sold two MIH homes in the subdivision and is building three of the five custom homes, the first of which is now under way. “We are honored to be part of this project and excited to partner with Rural Development Group to make it success for everyone involved -- most importantly, the home buyers,” said JR & Sons' James (Cash) Reynolds.
The Concordia Moderate Income Housing Program was established to increase access to quality, affordable homeownership opportunities while supporting residential growth throughout the community.
Located at the intersection of 11th Street and Highland Drive, the St. Joseph Subdivision offers several benefits for qualified buyers, including:

In addition to the St. Joseph Subdivision, the MIH Program includes infill housing projects through a separate agreement with Oman Custom Construction. A new home is currently under construction at 429 W. 8th Street as part of that initiative.
